Enfranchisement and Lease Extension Solicitors in London.

Landlord & Tenant

Alexander JLO’s experienced Landlord and Tenant department advises a wide range of Landlords, Managing and Letting Agents and Tenants in respect of:

  • Tenancy Disputes,
  • Tenancy Drafting,
  • Licence Drafting,
  • Repossession Procedures to include Notices for Possession and Possession Hearings,
  • Rent Recovery,
  • Dilapidations at the end of a Commercial Lease,
  • Rent review Provisions
  • Recovery of Commercial Premises and the determination of Leases

For a landlord, there are many dangers in not following due process or meeting your legal obligations, while a tenant may be unaware of their own responsibilities or the protection afforded by the law.

Additionally, a minor disagreement has the potential to rapidly escalate, so it is important that you seek legal advice from an experienced solicitor at the earliest opportunity.

At Alexander JLO we regularly act for clients in residential and commercial landlord and tenant disputes and will work to achieve the best possible outcome in your favour.

Enfranchisement and Lease Extension services

Alexander JLO’s conveyancing department provides expert advice on Leasehold Enfranchisement matters. We deal with large volumes of lease extensions and enfranchisement each year.

What is Leasehold Enfranchisement?

Leasehold Enfranchisement is the process whereby tenants of a residential property can, in certain circumstances, buy the freehold to their house or flat collectively from their landlords or, in individual cases, extend their leases by 90 years, known as lease extension.

A Lease is a diminishing asset and with every year that passes it decreases. It is preferable that there are at least 80 years left on the lease, otherwise it is regarded as being short and can lead to difficulties to sell or remortgage. Extending the lease of the property will make it more marketable.

The benefits from a collective Leasehold Enfranchisement include a greater control on the management of the block with a possible lower management charge and it may increase the value of the property.
