A property solicitor is a qualified solicitor that handles property cases as well as other cases that may not be property based. A property lawyer, or licensed conveyancer is a specialist property lawyer that deals only with property cases.

Conveyancing is the name of the legal process whereby the ownership of a property or area of land is changed. This can be through selling, leasing or gifting said property or land and applies to both residential and commercial properties. As this is a legal process, a qualified conveyancer or property solicitor is needed to oversee the transition and ensure the process is carried out to the letter of the law.

The conveyancing process includes legal checks on the land, water and drainage, environment of the property or land, land registry searches, local authority checks, independent surveys (by the buyer) and much more. Ensuring that the transaction of property is satisfactory for all parties and is legally correct is the responsibility of all involved.

Conveyancing costs in London are completely dependent on the case. There may be some fixed prices for standard work, but most cases are quoted on a case by case basis so we can provide a tailored approach that is suited to your needs. For example a grade II listed property sale in Mayfair will be a different process to a commercial property purchase in Camden.Our team will provide a quote for our property/conveyancing services to help you stay informed at all times.

There can be additional costs that need to be factored into any conveyancing process, these are referred to as disbursements and include conveyancing searches or registering with Her Majesty’s Land Registry.Our team can also advise you on the relevant taxes associated with your property such as stamp duty or capital gains tax.We will make clear any costs that will be charged to you as early as possible to avoid any unwanted issues.
