Shared ownership or London Living Rent? Which is best for me?

Understanding the two options

Shared ownership and London Living Rent both help people in England access affordable housing but they work very differently. Shared ownership gives you immediate part ownership of a home and a route to full ownership over time. London Living Rent provides genuinely affordable rented homes in Greater London by linking rent to local wages so tenants can save or stabilise their finances. Choosing the right route depends on your finances location and long term goals.

How shared ownership works

With shared ownership you buy a percentage share of a property from a housing association, typically between 25% and 75%. You take out a mortgage for that share and pay a subsidised rent on the remaining share. You live in the property as an owner under a lease and you can buy further shares later in a process called staircasing until you own 100%.

Shared ownership eligibility

Eligibility varies by provider but generally you must:

  • be a first time buyer or meet specific resale criteria
  • have a household income below set thresholds which vary by area
  • be able to secure a mortgage for the share you intend to buy
  • demonstrate you cannot afford a suitable home on the open market

Many schemes favour local connection key workers and people in housing need. Check the housing association’s criteria for each property.

Pros of shared ownership

  • Lower initial deposit and smaller mortgage requirement
  • Immediate legal ownership of a share gives security and equity potential
  • Staircasing allows progressive increase in ownership
  • Suitable if you want to buy sooner rather than later

Cons of shared ownership

  • You pay rent on the unsold share plus service charges and possibly ground rent
  • Leasehold rules and resale procedures can complicate later sale
  • Staircasing can become costly if property values rise
  • Mortgage options can be more limited and lenders may require higher standards

How London Living Rent works

London Living Rent offers homes in Greater London with rents set according to local median incomes and household size. The Greater London Authority supports the model while housing associations and developers provide and manage the homes. Tenants sign a tenancy and pay a fixed affordable rent which aims to free up income for saving or stabilising finances. Some schemes may include routes into other affordable ownership products later but most focus on affordable rent.

London Living Rent eligibility

Eligibility differs by development but typically you must:

  • be 18 or over and have the right to live in the UK
  • live or work in the borough where the home is located or meet local connection rules
  • have a household income below the scheme threshold and be unable to afford market housing

Many schemes prioritise key workers first time buyers and people leaving homelessness support. Always confirm criteria with the provider for a given property.

Pros of London Living Rent

  • Significantly lower monthly rent tied to local wages improves affordability
  • Minimal or no deposit requirement makes it accessible quickly
  • No mortgage commitment so less immediate financial risk
  • Lets you build savings or improve credit while living locally

Cons of London Living Rent

  • It does not usually deliver immediate ownership so you remain a tenant
  • Supply is limited and competition for homes can be high
  • Eligibility and local connection rules can exclude applicants who work elsewhere
  • Rent may rise in line with set review mechanisms which affects long term costs

Comparing costs and long term outcomes

Shared ownership reduces upfront costs but introduces combined mortgage rent and service charges that may equal or exceed private rents in some cases. Over time shared owners can build equity and eventually stop paying rent if they staircase to 100%. London Living Rent offers lower monthly outgoings without mortgage costs so you can save for a deposit or stabilise finances. However tenants do not build property equity unless a clear purchase pathway exists.

Which option suits different situations

  • If you want to own sooner and can secure a mortgage for a share choose shared ownership. It suits people ready to take on some responsibilities of ownership and keen to build equity.
  • If you need time to save a deposit improve your credit or prefer not to take on a mortgage yet choose London Living Rent. It suits workers and households who need lower monthly costs to remain in their area.

Practical steps to decide

1. List your priorities: immediate ownership lower monthly cost or time to save

2. Check eligibility criteria for properties in your borough or preferred area

3. Get a mortgage affordability check for shared ownership options

4. Compare total monthly costs including rent mortgage service charges and bills

5. Seek independent legal and financial advice before committing

Final thought

Both routes help tackle affordability but they serve different needs. Shared ownership fast tracks part ownership and long term equity while London Living Rent reduces monthly costs and creates space to plan for the future. Match the scheme to your finances timeline and housing goals and get professional advice before you apply.
